NEW FORMS FOR SHORT SALES

WAR and its legal counsel felt it necessary to create 2 new addendums (900j and 900k). These two addendums are disclosures to the Buyer and Sellers when the listing property may require a "short sale". One addendum is signed by the seller at the of listing, the other addendum is initiated by the Buyer at the time the Buy/Sell contract is being signed by the buyer, then the seller will sign the addendum and this will become part of the Buy/Sell contract terms and conditions.

Realfast just completed these 2 forms they are available immediately on the desktop and online versions of Realfast. Please download the changes by going to "realfast.com".

It is recommended that any listing that is not under contract, this addendum should be taken to the Sellers for his signature and it wouldn't be a bad idea for any "under contract" properties to have the addendum signed by both buyer and seller. There are some "Legal" and "Tax" ramifications involved.

Quadrennial Ethics Requirements

Every four years, all REALTORS® must complete a 2 ½ hours ethics training course. The four-year cycle ends Dec. 31, 2008. If the 2 ½ hour ethics training course is not completed by the deadline, you may face suspension of your REALTOR® membership.
